The homely living room is warm & cosy, furnished with a comfy sofa, an armchair, a coffee table and a flat-screen TV. WiFi is available throughout the entire flat. The living room also provides direct access onto the private and calming backyard patio. 

KITCHEN & DINING:
The open-plan kitchen is modern, fully-equipped and includes a cafetiere, a fridge / freezer, a microwave, a kettle, a toaster, a dishwasher, an oven and gas hobs. The adjacent dining area is rustic in style and can seat up to 6 guests. 

BEDROOMS & BATHROOM:
The first bedroom is furnished with a king-size bed, a builtin wardrobes, a chest of drawers and a flat-screen TV. The second bedroom is also furnished with a king-size bed and offers plenty of storage space with builtin wardrobes and a chest of drawers. The main bathroom is fitted with a cabin shower and a separate bathtub. In addition, there is also a water closet (WC) at your disposal. 

Guests will have access to the entire flat. We will always be on hand to check you in, provide you with at least one set of keys and give you a tour of the property.

We will ensure that there is someone onsite upon your arrival to welcome you, give you keys and help you settle in with a quick tour of the property. The flat is situated near the banks of the River Thames and Frank Banfield Park, both perfect for a morning run or a leisurely stroll. Specific recommendations from the homeowner himself include: The River Café (2-min walk away) for authentic Italian cuisine and The Crabtree (5-min walk away) for a quintessentially English pub experience.

Hammersmith Underground Station is a 10-minute walk away, servicing the District and Piccadilly lines. The District line can take you to South Kensington, Notting Hill, Sloane Square and beyond. The Piccadilly line can take you to Knightsbridge, Green Park, Leicester Square, Covent Garden and the line also goes to/from Heathrow Airport. If you'd like to explore the city by bicycle, there is a Santander Cycles bike sharing station just around the corner from the flat. The nearest bus stop is Charing Cross Hospital and is a 5-minute walk away, servicing buses that go to Ladbroke Grove, Wandsworth, Waterloo and Clapham Junction. If you're travelling by car, the A219 Fulham Palace Road is just around the corner from the flat. There is pay-and-display parking nearby.

***Please note that this property has a very appealing price (lower than the market's average) because it is for sale. All guests will have to allow access for viewings for potential buyers, but the disruption will be kept at a minimum. We will inform guests about timings for these as soon as possible in advance. The visits usually take place between 11 am and 5 pm.

We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay: 

- Strictly no smoking, no parties, no pets 
-  No candles 
-  Dispose of rubbish appropriately
-  Keep the property clean and tidy  
-  Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected 
- Please keep the noise down and respect other neighbours in the building 
- Please remember to close all windows and doors when leaving the space 

 Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost 

*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee. 

**Check-in is between 3pm and 10pm. There will be an additional fee of £20 for check-ins between 10pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help! 

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
