OPEN-PLAN LIVING AREA
The open-plan living area has high ceilings and is bright & airy, with lots of natural daylight. The perfect place to relax or socialise after a long day of exploring the city. The seating area is furnished with a comfortable sofa, a coffee table and a flat-screen TV. The kitchen is fully-equipped with modern appliances and high end cooking implements including a cafetiere, a percolator, a fridge/freezer, a microwave, a kettle, a toaster, a dishwasher, an oven and gas hobs. The dining area is by the bay window and can seat up to 4 guests.
The bedroom boasts a comfortable king-size bed with fresh hotel-quality linen and ample storage with built-in wardrobes. Elegant and comfortable, it is just what you need for a great night’s rest. The sofa in the living room can be converted into a queen-size sofa bed, that can sleep up to 2 additional guests.
In the mornings, when you want to freshen up, just head through to the well-appointed bathroom, where you can enjoy an energising rainwater cabin shower. Towels and toiletries are provided.
The property is on the ground floor and will be professionally cleaned before your stay. Please note that there is a no-shoe policy in the flat, but guests should feel free to wear house slippers as needed.
Guests will have access to the entire flat. We will always be on hand to check you in, provide you with at least one set of keys and give you a tour of the property.

Bayswater is an area located in West London. When you wake up in the morning, take a right out of the apartment, grab a coffee and pastry from one of the neighbourhood cafes and walk the two and a half blocks to Hyde Park and Kensington Gardens - one of eight royal parks in London. You can get your fix of contemporary art and architecture at the Serpentine Galleries, marvel at the history and heritage of Kensington Palace or admire the Victorian splendour of the Albert Memorial. Over in the Diana Playground, kids will enjoy the huge wooden pirate ship, sensory trail and play sculptures, inspired by the adventures of fictional park hero, Peter Pan.
The three best pubs within five minutes of the flat are The Mitre, The Swan and The Cleveland Arms. They all have an amazing range of pub foods. The Mitre, is a favourite – sitting in front of the fireplace, sharing a drink and catching up with local banter. The Cleveland Arms is known for its particularly tasty Sunday roast, but reservations are a must. The Swan, right next to Hyde Park has live music on most nights and is a magical scene with fairy lights and interesting people.
There are quite a few coffee shops in the immediate neighbourhood. Les Filles can be found at 27 Craven Road and makes the best flat white coffee ever. La Costa (closer) is run by an amazing gentleman called Kami - great coffee and friendly staff. On the other side of the road to La Costa is a fantastic French bakery called Laurent's with a full range of awesome cheeses and fresh bread baked on the premises.
For more restaurants walk west - to Queensway and Notting Hill. Turn left from the flat, walk two blocks to Bishop's Bridge Road and within 10 - 15 minutes you are in the heart of boutique shops and excellent restaurants.
- Try Cote (98 Westbourne Grove) an all-day French brasserie chain, serving regional specialities and traditional classics;
- The Hayden (65 Westbourne Grove) is a well-appointed pub with a comprehensive menu;
- Granger and Co (175 Westbourne Grove) is the perfect brunch place. International dining with an Aussie accent, they don't take reservations, but the wait is worth it;
- Jusu Brothers (147-149 Westbourne Grove) is billed as a remedy for the soul - it is a super food pan-Asian restaurant and soothing juice bar;
- Finally, to round it all out, The Arro (67 Bishop Bridge road) is the temple of coffee and always has a long line. It boasts 12 single origin coffees and is the place to go if you are a coffee connoisseur!
Paddington Station is a 5-min walk away, offering great transportation links across the city, including to/from Heathrow Airport via the Heathrow Express. The station services the London Underground with the Bakerloo, Circle, District and Hammersmith & City lines. Equally close is the Lancaster Gate station (Central Line). The nearest bus stop is Paddington Station (Stop F) and is just around the corner from the flat. If you're travelling by car, the B410 Craven Road is just down the road from the property. There is pay-and-display parking nearby. Alternatively, city taxis and Uber cars are easy to find.

Please note temporarily there is scaffolding in front of the building as there are repairs ongoing to the roof as from 25th of October. The works are not disruptive and are expected to end in 2 weeks.

We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay:
- Strictly no smoking, no parties, no pets
- No candles
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost
*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee.
**Check-in is between 3pm and 10pm. There will be an additional fee of £20 for check-ins between 10pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help!
***Checkout is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
