Come and relax in the heart of London in this tastefully decorated house, only a few minutes away from Regent's Park as well as the Open Air Theatre, Madam Tussaud's, the London Zoo and the exquisite art collection: The Wallace Collection. The property benefits from superb transport links to explore all of London and beyond! (Paddington Train station and Baker Street Tube station are both within walking distance) 

Living & Eating

The kitchen is situated off the dining area and is well stocked with all the essentials including, oven, hob, fridge/freezer, dishwasher, kettle, toaster, microwave and cafetiere. The dining table seats up to 8 and is opposite the large french windows which open onto the patio. The patio includes furniture - stylish iron table and chairs.

The living room includes a flat screen TV with free view channels, two sofas and two arm chairs. There is also a small study area with desk and printer. The room is delightfully decorated and is perfect for relaxing in the evenings.

Utility Room and downstairs loo: Includes washing machine and separate dryer, drying rack, iron, ironing board.

There are 3 bedrooms in the property with a maximum of 6 guests staying.

Master Bedroom and en-suite bathroom (first floor): Very large master bedroom with super king (6 foot wide) bed! Large en-suite with bath and separate cabin shower, basin and W.C.

Second Bedroom (second floor): Queen sized bed and cupboard space

Third Bedroom: Two single beds.

Second bathroom: Bathtub, basin and W.C. 
Also there is a separate half bathroom with WC and basin.

Linen, towels and bathroom essentials are all provided, as is a hair-dryer.

Guests will have access to the entire house. We will always be on hand to check you in, provide you with at least one set of keys and give you a tour of the property.

We will ensure that there is someone in the flat upon your arrival to welcome you, give you keys and help you settle in with a quick tour of the property. *Please be advised that there is a refurbishment next door - noise is possible during your stay, although it should not be very disruptive. We have lowered the rates in order to make up for any possible inconvenience.

If there is anything that has been missed out or if you have any questions at all, please don't hesitate to get in touch! All feedback is appreciated.

We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay: 

- Strictly no smoking, no parties, no pets 
-  No candles 
-  Dispose of rubbish appropriately
-  Keep the property clean and tidy  
-  Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected 
- Please keep the noise down and respect other neighbours in the building 
- Please remember to close all windows and doors when leaving the space 

 Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost 

*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee. 

**Check-in is between 3pm and 10pm. There will be an additional fee of £20 for check-ins between 10pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help! 

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.

It’s a lovely house with a wonderful location. Very cosy and well fitted with modern amenities. Top class furnishings. I highly recommend it for families.

Very helpful staff. Easy to book. Met by a representative at the property to settle in and always available if needed.

We stayed in London and couldn't be happier with our choice of properties. Our flight arrived earlier than expected and we were allowed to check in very early in the morning which was a welcome reprieve to hours of travel. The property was clean, beautifully furnished, comfortable and perfectly located.
