LIVING AREA
Located on the raised ground floor, the living room is bright & airy, flooded with natural daylight thanks to the large windows. The room is furnished with a comfortable sofa, 2 armchairs, a coffee table and a flat-screen TV. In the adjacent room, there is a working desk/dining area at your disposal. The room leads out onto the balcony, overlooking the private garden below.

KITCHEN & DINING
Also on the raised ground floor, the modern kitchen is fully-equipped and includes a cafetiere, a fridge/freezer, a microwave, a kettle, a toaster, a dishwasher, an oven and gas hobs. The adjacent dining area can seat up to 6 guests. 

BEDROOMS & BATHROOMS
Located on the lower ground floor, the bedrooms and bathrooms are stylish and comfortable. The first bedroom is furnished with a king-size bed and built-in wardrobes. The room offers an en-suite bathroom that is fitted with a bathtub, a toilet and a sink. The second bedroom is furnished with a king-size bed, alongside a flat-screen TV, a chest of drawers and a working desk area. The room offers an en-suite bathroom that is fitted with a cabin shower, a separate bathtub, a toilet and a sink. The third bedroom is furnished with a single bed. There is also a guest toilet at your disposal. Bathroom essentials are provided, including toiletries, towels and a hairdryer.

OUTDOOR AREA
The garden is located on the lower ground floor and is accessible via the second bedroom. The garden is also accessible down a spiral staircase from the balcony above. The garden is equipped with outdoor furniture, perfect for alfresco dining. 

Guests will have access to the entire flat, except for a few cupboards which will be locked and are strictly off limits. We will always be on hand to check you in, provide you with at least one set of keys and give you a tour of the property.

We will ensure that there is someone onsite upon your arrival to welcome you, give you keys and help you settle in with a quick tour of the property. We are always on hand to make your visit as enjoyable as possible and we pride ourselves on going the extra mile, so please don't hesitate to drop us a line or an email. If you're travelling by car, Kensington Park Road is just down the way from the flat, with pay-and-display parking nearby.

Important

We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay: 

- Strictly no smoking, no parties, no pets 
-  No candles 
-  Dispose of rubbish appropriately
-  Keep the property clean and tidy  
-  Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected 
- Please keep the noise down and respect other neighbours in the building 
- Please remember to close all windows and doors when leaving the space 

 Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost 

*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee. 

**Check-in is between 3pm and 10pm. There will be an additional fee of £20 for check-ins between 10pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help! 

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
